Therma-Tru Window Replacement: The San Diego Owner’s Guide
Replacing a failed Therma-Tru window in San Diego typically runs $450 – $1,100 installed, depending on the series, glass package, and what we find behind the trim when the old unit comes out. We stock the most common Therma-Tru replacement sashes, glass packs, and hardware on our trucks, and most swaps are done in a single visit once we’ve confirmed the measurements. You’ll usually know something’s wrong because the window fogs between the panes, sticks in the track, or lets a draft through that wasn’t there last winter. If the seal’s gone, there’s no cleaning it off. That fog is moisture trapped between the two panes of glass, and it’s permanent.
Westlight Windows & Doors carries Therma-Tru as one of our eight manufacturer lines, and we’re an independent company, not a Therma-Tru dealer or affiliate. That matters because we’re not tied to one catalog. If a Therma-Tru part is backordered or discontinued, we’ll tell you straight and give you options, including a matched PGT, CGI, or aftermarket equivalent that fits the same opening.
Which Therma-Tru Models This Applies To
Therma-Tru has spent decades building its name on entry doors, but it also produced a range of windows, and the replacement path depends heavily on which era your San Diego home has. The older Therma-Tru window lines, mostly from the late 1990s through the mid-2000s, used vinyl frames with a compression-glazed sash, meaning the glass pack is held in with a removable bead rather than sealed into the frame. Those are the easiest to rebuild. The newer series, which often borrowed components from the door division’s glass inserts, use a foam-filled frame with a welded corner and a snap-in glazing bead. Identifying yours takes about two minutes: look for a small white or silver label etched into the glass itself, usually in a lower corner, or check the edge of the sash for a stamped date code. If you can’t find either, measure the visible glass width and height to the nearest 1/16 inch and call us with those numbers. A quarter-inch of the wrong measurement is the difference between a perfect fit and a unit we refuse to install.
The OEM-versus-aftermarket decision on Therma-Tru windows depends on what failed. For a failed insulated glass unit, a quality aftermarket low-e glass pack (a thin metallic coating that reflects heat back into the room in winter and out in summer) often outperforms the original glass, especially in San Diego’s coastal air where salt and moisture eat older seals faster. We tell people the truth: for hardware like balances and locks, OEM makes sense when the original part is still being produced. For glass, we usually recommend a better aftermarket package with a longer seal warranty, because the original Therma-Tru glass package from 20 years ago wasn’t built at today’s energy standards anyway.
Signs Your Therma-Tru Window Replacement Is Failing
- Fog or haze between the glass panes. This is a failed seal, full stop. The desiccant inside the spacer has absorbed all the moisture it can hold, and the condensation you’re seeing is trapped permanently. It won’t dry out when the weather warms up.
- The sash won’t stay up when you lift it. Tilt-in sash balances stretch over time, and in San Diego’s sun, the vinyl channels can warp slightly, which makes the whole sash bind in the frame. When you have to prop a window open with a stick, the balance has failed.
- A draft you can feel around the glass edge, not the frame. If the frame is square and caulked but you feel cold air coming through the glass itself, the seal between the panes has opened somewhere. Your window is now working at half its insulating value.
- Condensation on the interior side of the glass that never clears. Coastal homes in San Diego, especially anywhere from Point Loma to Carlsbad, battle this more than inland homes. If wiping the glass leaves streaks of mineral deposits, the inner seal is pulling moisture in from the outside air.
- Visible chips, cracks, or a bowed frame. A crack is obvious. The bowed frame is sneakier; UV exposure over 15 to 20 years can soften vinyl and let the frame twist, and once it’s twisted, no lock is going to seat properly. That’s a replacement, not a repair.
Replacement Cost & What’s Included
For San Diego homes, a Therma-Tru window replacement through Westlight generally breaks down like this:
- Glass pack only (same frame, new insulated glass unit): $250 – $450 installed
- Full sash replacement (new sash, new glass, new balances): $450 – $750 installed
- Full frame replacement (frame is warped, rotted, or out of square): $800 – $1,100 installed for standard sizes
What shifts the number is glass type, frame size, whether we’re matching a double-hung or a casement, and what we find when the old unit comes out. Every estimate is a written price before work starts. No revised invoices at the door, no add-on charges we “discovered” after the fact. That’s the Kingswell Guarantee, and it’s on every job we do. The workmanship warranty is included; if the replacement fails within the guarantee period, we come back and fix it at no charge. That’s our 365-Day Done Right Promise, and it’s written on the paper we hand you at job completion.
DIY or Call Us?
If your Therma-Tru window has a compression-glazed bead, the glass pack can sometimes be swapped by a careful homeowner, but we’d pause before recommending it. The beads get brittle after years in San Diego sun and crack when pried, and if the glass pack wasn’t ordered with the right low-e coating and spacer thickness, you’ll have spent a few hundred dollars on a unit that doesn’t fit. The balances and locks are equally tricky without the exact manufacturer part numbers. Our honest rule: clean the tracks, clear the weep holes, and reset the lock first. If the window is still fogged, sticking, or drafty after that, call (619) 793-3829. We’ll measure it right the first time.
What we won’t do is sell you a part that only sort of matches. Owen Satterfield has been at this long enough to know a window that “almost fits” is a callback machine; measure it right, say what it costs, show up when you said you would, the rest takes care of itself.
FAQs
Expect 15 to 25 years for the frame, but the glass seal typically fails between year 10 and year 18 in coastal San Diego air. Homes within a few miles of the coast tend to lose seals about three to five years faster than inland homes because of the constant salt and moisture load. Call (619) 793-3829 for an exact assessment, and we’ll tell you honestly whether you’re looking at a glass-pack swap or a full replacement.
No. Once the seal between the panes fails, the insulated glass unit has to be replaced. There’s no reliable way to defog it from the outside; drilling and resealing is a temporary fix that usually fails within a year. The honest fix is a new glass pack, and we’ll give you a written price before we touch it. Call (619) 793-3829 for that written estimate.
Most glass-pack and sash replacements take 45 to 90 minutes once we’re on site. A full frame replacement is usually a half-day job per window. We give you a real arrival window before we come, and we show up in it.
Our trucks carry the most common Therma-Tru replacement sashes, glass packs, balances, and locks, plus matched equivalents from PGT and CGI for discontinued lines. If we need to order something specific, we’ll tell you the lead time before you commit to anything. Call (619) 793-3829 and we’ll check stock while you’re on the phone.
